We are still seeing such a high demand for properties in and around Norwich. Most properties are selling after just a week’s marketing, some a lot sooner.
Here are some helpful tips to consider if you are looking to move:
Are you on the market, sold stc or chain free? Being in the best possible position will help when presenting your offer to a vendor. If you are not on the market you really need to get this process started prior to looking for properties as it will only end up in disappointment when your dream home is sold before you can react to the situation.
Do you require a mortgage and if so have you got a mortgage in principle arranged ready to go? If not, call us as we can help.
Are you flexible on viewing times? Sometimes we can only offer one viewing time/slot and flexibility to make the appointment is essential in order to get in early.
Be prepared to pay over the guide price. Nearly every house we sell goes above the guide and regularly best and final offers are called. Sometimes it can be as much as £100,000+ over the guide for larger family homes.
Be nice to estate agents! It sounds so simple but an aggressive poorly mannered buyer just isn’t going to get anywhere fast and doors might not open as quickly as a polite well mannered buyer who brings us in daily cakes. (only joking, sort of! ) As an industry we have a poor reputation but we shouldn’t be all tarnished with the same brush.
Lastly be quick! If you see a property you like get on the phone ASAP to book in a viewing. Sometimes we have to limit viewings due to the demand and depending on the vendors situation they may want a very quick sale to secure their onward purchase.
