Landlord & Tenant Fees

equivalent of 1 weeks rent increasing to 6 weeks rent for properties with rent over £50,000 per year – this is payable to secure an application on a property marketed by the agent. Please note that this can be offset against the first months rent at the point of move in. This will be forfeit if you fail to proceed with the proposed tenancy in accordance with the statutory guidelines including if you declare false or inaccurate information on your references.

Tenancy agreement: Charge of up to £50.00 plus VAT (£60.00) if you want to vary the terms of the tenancy agreement. Payment of interest for the late payment of rent at a rate of 3% above the bank of England base rate once you are in arrears by 14 days.

Payment of £100.00 for the reasonably incurred costs for the loss of keys/ electronic security devices.

You can be charged if your landlord or agent agree to let you end your tenancy early or you leave without notice. Early termination charges, when requested by tenant, can only cover loss incurred by your landlord or your agent’s reasonable costs to re let the property.

Lost keys – £20 + VAT plus cost of key cutting Electronic fobs £20.00 + VAT plus cost of replacement fob and set-up. (around £100.00 + VAT)

Any other permitted payments, not included above, under the relevant legislation including contractual damages and early release penalties.
